How to use it

  1. Enter your monthly take-home income and what you already pay in EMIs.
  2. Enter the interest rate, the term in years and the share of income banks allow for EMIs (often 40% to 55%).
  3. Read the loan amount and the EMI behind it.

How do banks work out home loan eligibility?

Most banks look at your fixed obligation to income ratio, called FOIR. It is the share of monthly income that can go to EMIs, often 40% to 55%. Subtract your current EMIs from that share and what is left is the EMI you can add. The calculator then turns that EMI into a loan amount for your rate and term.

Banks also check your credit score, age, job stability, the property value and how much of it they will lend, so the real offer can be lower. Co-applicants, bonuses and rental income can raise it. Treat the result as a starting point and ask the bank for its own figure.

Example

Income of ₹80,000 a month with ₹10,000 of existing EMIs and a 50% limit leaves ₹30,000 for a new EMI. At 8.5% for 20 years that supports a loan of about ₹34,56,925.
